1. Talk to the Neighbors. It is an opportunity packed with amazing potential. My client Rob Steinert bought a house and when he was out mowing his yard, his neighbor came out and asked him why he bought the house with all of the floods that had happened. Rob said he didn't know what he was talking about and the neighbor produced dozens of photos and video of the sellers getting into rescue boats in the canals that once were their streets. Had he talked to this neighbor BEFORE he bought his house, he never would have completed the transaction.
