Subdivision Drainage

Subdivision Drainage

Does your subdivision have adequate drainage?A better question may be - "Does it have ANY drainage?"

Here in Texas, particularly in the unincorporated areas outside of smaller towns, developers frequently draw up a plat with lots and merely lay it out without any thought, concern or care towards drainage.Since they are not under any city jurisdiction, they escape what is normally a major expense of development. If they are in a smaller county, there may be no oversight at all other than the overworked County Engineer making sure it is not being built in a FEMA floodplain.

So how do they get away with it?Easy. There is no one requiring them to be accountable and if any drainage studies or drainage plan is implemented at all, it is only because of the good will and morality of the particular developer.

Termite Inspectors look for "visible evidence" of live termites. Termites are cryptobiotic and "hide" from discovery. Something has to give.
